Real estate appraisers estimate the value of property for a variety of purposes, such as to assess property tax, to confirm adequate collateral for mortgages, to confirm or help set a good sales price, to settle an estate. A certified real estate appraiser is fully qualified to perform appraisal services for both residential and commercial properties. This level of certification requires 180 hours of course work at one of the approved US real estate appraisal schools as well as at least 3,000 hours of experience including at least 50% in non-residential services. A passing grade on the state exam is also required.US real estate appraisal education will start the student off as a state registered trainee appraiser. A person must be registered as a qualified to perform appraisal services under the direct supervision of a state certified appraiser. To become a registered trainee appraiser, a person must complete 75 hours of board-approved courses required by the states Real Estate Appraisal Board. Of those 75 hours, 15 must consist of the Uniform Standards of Professional Appraisal Practice (USPAP).
One need not take a state exam or provide proof of experience to attain the first level.In order to apply for any level of US real estate appraiser licensing, a person must meet certain requirements. The basics are that he/she must be at least 18 years old and must have a high school diploma. It is also required to submit a completed application and fingerprint card, along with the correct fee, before the course commences.People who learn better in a classroom setting, then live classes are better for them. On the other hand, for somebody who has to manage his current job and still have to make the time to do real estate appraisal course, the convenience of work at home would be a huge advantage.
